While many homeowners choose to sell privately, there’s no better tool than an experienced real estate agent to help you navigate the often confusing sales process. A real estate agent will manage all of the legal and regulatory procedures and help you plan a comprehensive marketing campaign.

Most importantly, a real estate agent with an understanding of the current market, can help you price your property correctly. Be aware though that there is a cost for working with a real estate agent, so ensure you understand exactly what these are before agreeing to anything.

Build an online presence

In today’s digital world, most home buyers use the internet to search for property so it’s important you have a strong online presence. Internet marketing is a big part of getting maximum exposure for your property and reaching potential buyers. 

List your property on various property websites together with your real estate agent’s website. Use social media to share your listing, create marketing videos to upload to YouTube, and make it easy for potential buyers to get in touch by listing email and phone contact details.

Present the best possible picture

Along with setting the right sale price for your property, how you present your property for sale is another important factor.

Presentation not only refers to how clean your property is, but also how your home flows from room to room, what colours have been used, and the layout of furniture. Before taking marketing photos of your property, you may want to consider styling your home or even freshening up with a quick coat of paint. Either way, a good, deep clean is an absolute necessity. 

On the subject of marketing images, it’s worthwhile engaging a professional photographer or videographer, as high-quality images go a long way to determining how much interest your property generates. Think of it as an investment!
